Gentrification July 7, 2005

If I’d only bought a few years ago…a thought that keeps coming up time after time. Article after article is coming out about the “possible” housing bubble. All I know at this point is that I can’t afford to buy a house now and I’m not willing to take a risk on a interest-only loans.
All this development is leading to gentrification of a lot of communities in several areas and pushing lower income people to find new places to live.

I usually don’t read the Washington Times. I feel that the Washington Post is by far a better newspaper. But I ran across this article and it so neatly expresses what I feel so many people in the Washington Metro area are feeling right now about the housing market. Including me.
Pop Goes the Bubble? June 21, 2005

Is there a housing bubble? Will it pop? When will it pop? Or are housing prices just going to keep going and I’ll be forced to rent? Lots of articles in the past weeks discussing the possible popping.
Found a blog collecting articles on the alleged bubble:

Or read what people in the DC area are thinking on craigslist:

Might not want to read if you’re house hunting. May depress you even more.

Layoffs are never easy. Not only for the people laid off but also for the people they leave behind. The 2nd time I’ve survived the first round cuts. Doesn’t get easier and morale usually takes a dip.
Housing prices are still going up. Renting seems more attractive right now. No one really knows what will happen but the signs don’t seem too good.

Writing from my new laptop. Got an insane deal on an Inspiron 9300 from the Outlet section on Dell’s site. The screen is freaking huge. Anyone want a coupon for $50 off any $699 Dell purchase? Let me know. Otherwise, I’m selling it on eBay. Also have a brand new LG VX6100 cell phone(Verizon) that I’m considering selling if no one is interested.
Going to try and learn Avid Xpress. Adobe Premiere was nice to learn on but I believe Avid is more of an industry standard. And with the Adobe/Macromedia merger, a lot of effort will be geared toward integrating the products which may slow progress on their products as they work things out.

Looks like houses in the area are being sold for less than listed prices…if you’re looking at the over $1 million dollar range.

If you’re looking at a relatively new condo in this area, expect to pay over $300k for a 1 bedroom. Lines of people showed up at the condo preview at the Gallery Condos last weekend. They wouldn’t let me in on Saturday because of demand and by the time I saw the places on Sunday, they jacked the prices. Don’t you just love real estate frenzies.
Saw New Police Story, Jackie Chan’s new Hong Kong flick. Story just seemed kinda cheezy and contrived. Jacky’s still fast but you can tell he’s getting up there in age.

Went to a co-worker’s House Warming/Pre-Thanksgiving Party on Saturday. 400k for a town house in Northern VA. I’m looking at high 200k/low 300k for a 1 bedroom condo in the Rockville area. The market in this area is insane. Looks like the market is leveling out but that’s what I thought a couple months ago. What to do…what to do. Check the insanity for yourself: Homes Database
